The primary objective of any individual who is considering selling land they currently own is to receive the highest possible value for that land. But a market with weak demand and stagnant or even depreciating prices may hinder or prevent them from achieving that goal. As a result, the dollars trapped in the property aren’t working for them and they are actually loosing value in terms of inflation and more lucrative alternatives for the tied up funds. One option while they wait and hope for a change in the real estate cycle is to increase the value in the land by developing it; but that requires a significant amount of expertise and a lot of additional funds.

The solution lies in a joint venture between the land owner and Poppies Corp. Joint ventures are being used by many of the largest land developers to create new communities while increasing the profit potential for the land owner many times over the current market value. In the simplest format, the land owner and Poppies Corp agree to develop the land under the terms and conditions of a joint venture agreement. The land owner supplies the land and a set value for the land is written into the agreement. Poppies Corp provides the expertise and the funds to develop the property. Upon completion and sale of the newly developed property, the land owner receives the agreed upon land value and Poppies Corp is reimbursed the expenses and development costs. Profits are then split between the parties in a pre-agreed upon percentage - giving the land owner the full preset market value of the raw land plus bonus profits from the additional earnings produced as a result of Poppies Corp investment and efforts.
